Certainly will vary based on the buyers needs and the actual amount of flexibility there is available on the property itself...

If the Seller owes more than what you can offer, then you have a problem

Ask a lot of questions about the buyers reasons for selling and find out how much he still owes on the property...

If he needs a lot of money in the next hour you are gold, if you have cash in your pocket and he does not owe anything on the property

I appears you have put .04 cents into your answer... I would agree with you on all parts, possibly a daunting exercise...

However we are in the listing business with plenty of experience in the process... We have the financial backing and already have an expensive system in place....

We already have sales teams around the country and a connected to Real Estate clubs around the Us...

Capturing the correct data concerns me the most and your remarks about fraud...

Any suggestions for data capture and what concerns do you have about fraud

Not sure we are 100 percent behind this new project, it is however the business we are in and we come from a long line of previous investors...

Is there any need for a web site dedicated to listing just investment properties
