Great resources shared and great discussions!

@Israel Sternbuch I am very keen to find a distressed asset, because I have very good eyes for interior staging and design. I am also very passionate at research and analysis. I am just learning what needs to be taken into consideration (like how to read a German business plan - Oh Gosh:))

About tenant laws, properties that are rented (this Kapitalanlage) in my search are a little below avg. I wonder whether this is only because they are having tenant issues or any more serious hardship is involved. I am looking at single flats.

About the situation in Duisburg, I will send you a private message if you don't mind. I am keen to better understand it. Thank you so much for sharing information! If you need anything I can be of help, let me know!

Dear Israel,

I find it so difficult to understand how come EUR 1Mio houses can be sold just 1-2 km from such disaster zone. Exactly because I am a beginner I was considering it due to the low investment cost. Düsseldorf and Essen are already pretty inflated.

I also heard some buildings are being demolished to bring new ones and renovate the area. 

What would be other "better" zones in Duisburg? I wanted to rent it furnished.

Can you elaborate about the multi family?

That is a good heads up, thanks! In this specific deal it was written something like: 

"Obligations, which may be in section III of the land register
may not be included in this report. It is assumed, that any debts that are due will be deleted when the sale is made or offset by reducing the sales price."

I could then assume no debts will be handled over? In any case, could you let me know the name or these "ranks" in German? I will then try to google it to learn more about these ranks 1,2 and 3.

Thanks @Christoph Heim, that is what I am realizing too. But I wanted to know a bit more, like who do you contact first? I received some deals and wanted to know whether hidden debts could exist but all I hear is "we can't give you more information". I mean, I might not know about that specific property, but in general, what are the debt catches? I know there could be a tenant too. What else?

Hey thanks! I am traveling to Duisburg to check on some properties and I would like to know about the area called Hochfeld. Also, I see lots of discrepancies in the prices of the m2. Any tip you could give in terms of "don't buy there"?

Last, what's the best or bigger real estate agent there? 

Are you German? I0m looking forward to check the expat scene there!
