Here's a website I've used before and have tested against some of my personal deals to confirm it's accurate...and it has so far.

freeflood.net. But as others say getting an elevation certificate is the sure fire way to find out.

Here's my 2 cents coming from the Houston market recently. It's very competitive there, so 3 months of being in the "game" isn't giving yourself much time.

I'm not sure how others will take this, but I say team up with an investor that perhaps you can help out and see a project from start to finish. I do NOT advise paying any guru or wasting more money on classes/seminars.

My thought is this..until you've seen and experienced it; there aren't any books or classes that will help you learn to just do it. After you've seen or experienced it then go back and reread those books and things will make much much more sense to you.

Like many others say..keep networking and maybe you'll find someone that will share their experience with you.

I've dealt with several out of state buyers over the years and here's my advice. Take the time to fly out to the destination of choice to invest having several meetings setup. When I say meetings I mean with various contractors, property suppliers, management companies, etc. Develop a trustworthy team in that location so that if you do run into problems a simple phone call can get anything you need handled taken care of for you.

It's important to ultimately visit that location, understand the investments, and develop a team. That will help you out immensely.

I'll keep it real simple...there's a lot of good advice here, but I'd due enough due diligence on the pool situation because those can be a make or break deal. Also, for my first flip I'd look for deals that are in well established areas with at least 3 good comparables within the past 6 months and a house that's NOT one of the bigger ones in the neighborhood -- something that fits the mold of most everything else around it is a safer bet.

General advice, but it can help.

Yes this is a great tool..I've been a member for a few years, but for whatever reason I'm just starting to get active with it.

Yes, I do invest as well, but haven't bought any here in Atlanta yet as I'm still getting the business built, but I am definitely looking forward to it. I don't think we'll ever see this time again!

Ah yeah didn't realize he was in California. Definitely, a different animal out there. Aaron's suggestion is great to put your money for work for you. Aaron..what type of hard money terms do you guys see in California?

Here's an option that I think would limit risk and have great upside considering the economic time. I'm familiar with both the Texas and Atlanta markets, so this is what I've seen.

If you there was someone you trusted to partner with limit your time and help limit your risk and partner up with them. Preferably someone that has experience being a landlord, but also understands the power of owner financing and it's many benefits.

There are many buyers that still want to buy property, but can't get financed. You can become the bank and there are buyers willing to put 2500-10k down depending on the deal. Their mentality is much different to that of a tenant. They have "ownership" interest.

Think about when you rent a car...generally speaking how do we care for them? Not very well compared to if its "your" car.

Someone else mentioned transactional funding. It's simple as well, but does come with some level of risk depending on who it is you're doing the funding for and who the end buyer is and their dependability. Do your due diligence on these 2 things, how the title company handles the funding, and any potential issues that may hold up a double close.

If you do not have experience with wholesale transactions then you'd definitely need to learn a bit about it then see a couple transactions to understand how they work.
