Hey all, wondering if anyone on here is familiar with the STR market in this area/Lake Marion? Interested in possible New Construction property up that way and i'm trying to get some opinions of the area like if there is enough vacation traffic to be worth it, etc...

I am interested in 2br/1.5ba townhouse listed at $175k that has a tenant in place until May 2023 paying $1075/month in rent.  I kinda like the idea of tenants already in place although I know nothing about the current owners screening process, if they are good tenants, etc... AND the numbers do not work with conventional financing (the loan payment ends up being more than the rent being collected) and results in negative cash flow.  BUT, If the seller is open to seller financing with 5% down and 0% interest, the numbers could potentially work.  I would even be willing to start paying interest once the rent increases.  The average rent in the area for a 2br is more like $1500 and the appreciation has been great.  Just curious as to what this group of savvy investors thinks?? Thanks!

Hi there, I currently live in NY (Long Island) and am constantly researching out of state areas and properties.  I currently own a rental in John's Island SC, but the prices there have skyrocketed which is great, but it makes it harder to find a good deal.  Anyone have any input on Greenville, SC?  More specifically the Mauldin area or any other ideal areas with good schools, low crime, etc.. Thanks!

Hi Tanner and thanks! I held the property for 1 year and 4 months, purchased through a 1031 exchange I did with a condo I had in Denver, CO.  I had about $1500 in out of pocket expenses for minor repairs/maintenance and the rest was all natural appreciation!
