Hi guys, so after a small craigslist ad i had someone bite and we've come to terms on his duplex property. We agreed upon a specific amount on the property and I'm already planning on taking the contract over to him this evening.

He just sent me a text with the following: "How much am I putting down on the property" and also asking me on how many days to close. This 'closing time' I am using to find an investor. I want to reply but I don't want to scare him away because I don't have the funds to put down a 10% that he is requesting...

Please help!

Well, I've gone through expired listings up to 18 months in my farm area and cross-referenced them to insure that they're not back on the market... I have downloaded the Handwritten font, I've bought the invitation envelopes. I've even taken an additional step and purchased smiley face stickers to seal the envelopes (cheesy I know, but this get's the letter opened).

I am anxious about taking this first step, but I am also excited in what the future holds in this endeavor.

Any suggestions before I mail out this Thursday?? :)

My name is Armando Hernandez from Miami, Florida. I have been a long time lurker on this forum.

I finally decided it was the right time to take the plunge into Real Estate Investing.My Fiancee is a full-time Real Estate agent as am I, but I haven't placed my license with a brokerage. I have listened to countless BP Podcasts, I'm in the Process of reading Rich Dad, Poor Dad. I've read the Ultimate Beginner's Guide to Real Estate Investing. I am hungry for knowledge and am trying to intake all the info that I can.

I am currently generating a list for my direct mail marketing which I am doing myself. I'm also scheduled to attend the next REI Group meeting on the first week of June.

I am hungry, driven, motivated, honest and diligent. These are the qualities that I am bringing to the table. I am looking forward to grow and am thoroughly excited on this new Career Path that I am taking.
