Can the seller's potentially rent the homes or lease, so they wouldn't have to pay anything? And still keep the house as an investment property... Just some thoughts

I agree with Kaizen, enjoy reading all of this and learning a lot too. :)

Jerryll, find out where are the local REI meetings been held and attend them, check meet-up example. You will meet so many investors, hard money lenders, title people, mortgage brokers, contractors, etc and everyone knows someone in their team, so you will get great leads and friends to brainstorm ideas.

I know zillow may have outdated info, but you can find “recently sold” homes on that neighborhood and at least get a rough idea how much certain size home sells ion any given market.

You mentioned earlier that the seller would be potentially open to financing the deal. What are his/her terms and conditions? Worth to look into.
