@Chace Cottles - I think it would be smart to have a capital reserve large enough to be able to replace a roof or HVAC system when owning rental property. I have properties with roofs that have out lasted for decades beyond the expect life span of the roof. I do not plan on replacing the roofs as long as the roofs are functional but I know they can't last forever.
If you are looking at the equity value of the roof when you are selling the property at some point in the future, then I would say that factor would be marginal. A new roof can be a selling point but as long as the roof looks good & is leak proof then the value of the roof is only a fractional consideration when estimating a list price to sell the property.

@Jeremy Ballard East Montgomery is very convenient to shops & restaurants and is a nice area to live in. As far as investing is concerned, you might find better returns in other parts of the city.

@Cristian Ramos I'm a agent & pm in Montgomery. Your plan and math is very feasible. You should be fine with the areas you are looking in. It's hard to go wrong with 3 bed 2 bath brick ranch style homes. The best deals generally need some amount of repair. In some situations you might look into going with some higher-end finishes to marginally increase your rent & probably attract better tenants from the pool of possible tenants. Spending a couple hundred bucks on upgrading light fixtures can go along way.

So far, I would speculate that the market is going to be flat & would only expect a modest change in either direction. Montgomery has a lot Military and government related employees. In the past recessions have been slow to creep into our market but inversely so have upturns.
