Update: We Moved into a new primary residence just over a year ago. Ended up waiting 6 months before selling the condo which was nice because the market had also heated up in that time. We Have recently partnered with good friends to buy a vacation cabin and will be starting the remodel next month. Thanks again guys.

I am buying a new primary residence  regardless of what happens to the condo. The question had nothing to do with a 1031 exchange though the information was great. It had more to do with rather anyone had pros or cons related to selling it for the one time payment. (Which I would use a portion of to go found a deal) or rather I should play the bank and sell it through a title company and get the long term cash flow. I hope that helps you guys help me.

I have a condo that I own free and clear. I am buying a new primary residence. I got a home equity line of credit to make the down payment. Anyways I was initially planning on selling it and using that money to found a deal. Only because I can't rent (HOA). However now I am considering selling it on seller financing not lease option. Thought on which way I should go. Ps: I know I need to pay of the equity line before selling in either case. Thanks
I am also in Everett it seems to me there are deals that work out on some multi family's in Everett and lake Stevens. Have you thought about eastern Washington. I know prices are lower and maybe with the right property management company it's worth just driving over now and then to look at deals. Just to be clear I have not yet. Just a thought.
