I was definitely planning on relying on actual sold transaction data -- are these values not reliable through Zillow and other sites? I knew that actual property listings are oftentimes dated versus the MLS.

OK, so I rode by this house at lunch; it's been seized for delinquent property taxes and the auction for deed is scheduled in a couple of weeks. The "approximate starting bid" is $4,570.
Dumb questions:
There was also this tacked to the front door:
No telling how long it's been up, of course there's no date on it. I wonder if I'd have to pay this to clear the title once I foreclose, or would this likely be dismissed? If not, this could be who knows how much.
Also, do I need to pony up for a title search before I even see if I win the deed auction?
The siding is in good shape, needs a new roof, HVAC, and I assume a gut remodel but I can't see inside.
I did meet a contractor guy there who was bird dogging for another investor. Maybe my next remodel/maintenance partner :)

ok, so I was driving through a neighborhood I kind of like a couple of days ago and spotted something interesting... I'll ask you guys to please opine as I explore it. Tax deed coming up for auction. I'll cruise by in the morning and post some pics and more particulars. This will be a real time "go or no go", I'll do what the audience votes. Could be fun!

Thx ok, here's a question for the smart people:
When attempting to estimate a property's ARV "potential", how much weight do or would you put on sales that occurred right before the bubble burst, I.e, 2008-09, as reported by zillow, trulia, etc? I'm thinking in context of a buy and rehab and rent for a few years, trying to ride the next cyclical upswing.

Hi all, I am really learning a lot from this site! I've bought and sold a half dozen houses to date, all personal residences which turned into rentals on occasion by life circumstances. I'm mainly lurking and learning for now but am also keeping an eye out for good opportunities to flip or hold and lease. The podcasts are great, especially since I'm in the car so much here in Atlanta :)
