I currently have a 15yr fixed at 3.875. I either want to cash out and refi to a 20 year so the payment stays the same or get a heloc. What are some pros and cons of each? Thanks.

Escrowing is better budgeting for me personally. Everyone has their own pref.

Cashflow is all that matters. Everything else doesn't as long as the property is in good shape and is not going to be a money pit.
