There are deals to be done... I'm doing an 'as is' deal right now for a 6-figure paycheck on the slopes of Haleakala. Don't focus on the MLS -- do your own off-MLS direct marketing. Easier said than done, I know, but that's where the real deals are -- not when they're known to the general public or investor community.

I have yet to find one I enjoy working with. I haven't had a problem with them getting out there, but it's the release of funds for work done, as you mentioned.

If you're doing a flip, being forced by the county to convert from cesspool to septic can add anywhere from 20-30k to your budget, not including plans. Something to watch out for if you get flagged by inspectors. It's happened to me a couple times - now I know to look out for it some areas or just wholetail so I don't get involved in any rehab at all and mitigate the risk.

Looks about right -- I would expect a net loss as well. Hawaii's not too famous for its cash flow. You might do better in Waikiki itself than on the outskirts in DH. I've flipped a few leaseholds but only when there was a healthy amount of term left.

Hello, @Damien Ashton . I mostly rehab in Hawaii but do wholesale on occasion when my plate gets full - I did a six-figure deal a little while ago and have another one near that level coming up in the next few weeks.

Hello - I have a large house for sale in Kaneohe, Hawaii. I'm preparing to start renovations shortly but am open to selling it now "as is" before I hit the MLS, which will naturally be at a higher price.

Each floor has 3 bedrooms, 1.5 baths and is 1300 sqft. There are both interior and exterior stairs, so you can use it as one big home, rent one floor and live in the other (house hack) or rent out both.

Suggested renovations include a new roof, new flooring, and some other interior cosmetics. Rehab will run you approximately 50k.

Aloha, @Billy San Roman - welcome to BP and the state RE scene. Wholesaling is a common way to get started - it's how I did my first few deals. Don't be intimidated by the high prices - if anything, this makes your wholesaling profits even greater because the spread is greater.

@Sean Sisk There have been some challenges but nothing I can't overcome. I have a team in place as I lived in Honolulu for eight years prior to relocating. It would be different if I didn't have intimate knowledge and experience of the area.
