@Dana Schreiber I buy short sales in Hawaii - there's no reason why you can't put in offers on a bunch and wait until/if the bank approves your price. Sure, some won't work out but you have nothing to lose by filling up your pipeline and having competent realtors negotiate them or support your offer on your behalf. They won't be quick closings, but six months down the road when one gets approved, you'll be glad you put in the effort way back when. In the meantime, while others are working your short sales, you can be marketing for other deals.

Hi @Vick Galu - You have a few options:

1) You can send a letter to the owner as your first attempt to communicate - you can find the owner's address at gis.hicentral.com,

2) You can try to find their phone number via a skip tracing service like Intelius or PeopleSearch

3) You can knock on the door and ask the owners if they're interested in selling, or

4) You can hand off the information to an experienced investor as you mentioned who will choose one of the above options.

While I think people tend to put too much emphasis on having business cards at all, if you're going to do them make sure they are nice. I'm not sure I've ever seen a home-printed business card that looked professional. I recommend moo.com - their quality is awesome.

Aloha, @Justin Young - If you start out assigning deals to cash buyers, then you don't need much if any money at all to get started. That's how I began. Don't let obstacles like this get in your way.

Aloha, @Nate Maier. That's great that you'll be moving to the islands. The area 10-20 minutes from UHM is a strong one. For the most part, you're looking at a minimum of 600k for a fixer and that's pushing it. Fixers in Manoa itself can go for over 900k alone. You'll find somewhat lower prices in areas like Palolo to the east of campus and maybe Moanalua to the west. You might want to look in upper Kalihi for multi-family.

Agreed - I'm doing one in Waianae right now, dividing up two SFHs to sell individually.
