Gents, Thanks for the detailed feedback! I agree with both. I will do my due diligence. I am getting a 5%ish CAP and 0% Cash on Cash return when I use my calcs. I am using a 10% reserve and vacancy. My question is #1 based on the #s I gave above is my calc accurate and #2 does this make sense in this market to pursue? Im ok with tightness on this one. When I remove the reserves Cash on Cash goes way up. Also, roof and mechanicals are all new.

Noobie looking to close first deal. What would you have to buy this building for for it to "make sense" and not get hurt. All 1BR in great town.

First timer here looking to get first multi family this is a quadplex. What am I missing here?

Is there a coach or someone I can pay on here an hourly fee to analyze deals with me as a consultant?

Jason I 100% agree even as a noobie its tough time. That said what other ways can I focus on putting some capital to work to take advantage of accelerated depreciation etc? Looing for tax incentives for higher income.

Looking to finally jump in this year and get a multifamily or investment rental I can use accelerated depreciation. But every deal I am finding is literally double what it sold for maybe 2-3 years ago with no major reno or just priced well above. 

How can I get my hands on a decent deal with a decent CAP rate? Seems like right now in my areas right now: Westchester County NY, New Haven County CT are just true shark territory and IM not a shark..... I look on loopnet, zillow, CL everyday but am running out of time.


Any insightful tips would love to hear them. Again the goal is to take advantage of accelerated depreciation for this year.
