Good day to all!  This will be my first build from the ground up, looking for a builder for two 4-unit, or two 2-unit, or 2 sfh in Santa Cruz county. More details to follow. Thank you all.

@Luke Boff I looked on Bigger Pockets under network and do a search for hard money lenders.  I have not used one yet still deciding not sure on how it all works with down payment and the monthly.  But I think you have to put at least 10% down.  I'm still trying to figure out what the monthly would be like.  But you can refinance to bank loan to pay off hard money loaned.  I think it's faster to get funds, but you pay for that service.

@Account Closed thank you for this post.  I was also looking at out of state multi unit investments.  Were you planning on purchasing without physically seeing the property?  Good or bad idea?

Also, if you had the means to invest, would you invest in multi units or single family/condos?

Thank you for your post, as far as getting a loan, what do I need to bring to the table to present to the lender when getting approved for a loan? I know that's a broad question, but at what point do I put in an offer on a property if I don't have a "pre-qual" letter? I am interested in learning the whole commercial side of REI and I am new to this, so any info/insight would be appreciated.

Hello, just looking for a battle buddy in landing multi unit commercial properties in western Washington area.  I've done a few single family homes and looking to dive into the 5+ units market.

Hello all this is my first post on this site and my question is, are condos/townhomes with HOAs a good rental property?  It seems like you come out $300-400 income after paying mortgage and hoas and fees.  Anyone with experience with condos and are they good investments?
