Hi Lee! After reading a book on BRRR, I recommend joining the PIG group and getting on every wholesalers buy list for deal flow. Then networking to find your team - investor friendly agent @Caleb Drake, contractor, short term lender(if needed), and long term lender for refi. Before you start a project, know what your long term lender requires as far as seasoning debt to income ratio, LTV %, etc.

Aside from hanging out at Lowe's and home depot, I have had luck meeting contractors on Pensacola Contractors Facebook page

If you look on meetup and search for "Multifamily" you can probably find something local.   If it helps, I liked the book "crushing it in apartments and commercial real estate" by Brian Murray.   

Hi joel, Kiavi lending can do it after 3 or 4 months but they have been extremely difficult to work with. Ed Brown At Annie Mac Home mortgage in Pensacola has a similar DSCR loan that may work.

if you have done 10 or more flips or own 10 properties, Arcana Insurance is the way to go.   Designed for investors, no report needed and you fill out an online form yourself within 5 minutes to get insurance.  5k deductible and pricing is reasonable.

I just moved to Pensacola so I had to reset my experience clock for 2 years before I can get a conventional mortgage.  I like Kiavi for unconventional loans that are asset based lending.   Shoot me your email and I will send you a referal link.  I also have  a local lender to Pensacola that I will work with next as they have similar products, and I think they will be more efficient (Kiavi is a national lender).
