Thanks for sharing. The insight into numbers is awesome as I feel we forget this on BiggerPockets. I’m working on a much smaller 32 unit opportunistic deal and my renovation numbers are coming in slightly higher. I’ll work on getting it down.

Ended up going with a RUBS billing company; the PM team couldn't grasp the concept of water billing. Thanks for the advice!

Thanks @Account Closed, but a 3rd party RUBS billing company is my last resort. I have a PM team. I firmly believe I can create a billing spreadsheet and turn it over to my PM team to handle it moving forward. I'm trying to avoid paying for a 3rd party. I'm at 32 units; I'll sub this service out once I get to 100 or the PM team pushes back lol

@Michael Kowal it may not go GSE because the project is doesn't meet their criteria under the small balance loan program. I'd like to get the project to this point though in the near future
