@Mark Kennedy Thanks for the insight. That was exactly the kind of feedback I was looking for. You mentioned 27103 being a safer bet. What areas would be on the lookout there? 

@Ryan Wyke, you are right, some things have come across the desk recently and the numbers work out, but I'm not in the area so ask ask ask.

As far as rental evaluations, it is tough. Not much to go off of. I did check craigslist but not much there. Just have to check with agents and PM's.

I'm a northern Virginia investor and find the SFH rental options, particularly in the Winston Salem area, to be right in my range. Just looking for the wisdom from those of you who are currently in the area and know it far better than I ever could from afar. I don't know the economy like you do nor the red flag areas to shy away from.

Maryland has much higher tax rates and more regulations which means more inspections. Berkeley County seems to be the way to go in this immediate region.

Do you have any recommendations of GC's you have worked with that have proven to be an asset to your company? I would love to continue to build them up by feeding them with more rehab's in the Hagerstown, MD and surrounding areas. If you know someone, shout them out!

It seems to me that the proximity to DC makes Frederick a potential goldmine. I'm getting daily notifications in Frederick on what seem to me to be great deals. It has all the necessary retail and plenty of jobs. If I were a little bit closer I would definitely be doing Driving-for-Dollars and sending out letters. City has been there forever and I know there are plenty of owners who would be ready to sell. Go for it!

House sold, with buyer agreeing to by as-is. It worked out great for me.

Though this was a live and flip, it took 4 years before deciding enough work had been done. The work put in was also more that I had originally planned. So, note to self, old homes that need updating require above average resources (time and money). House looked great when we sold.

But i learned my lesson!

If the FHA lending limits in your area are at or above the sales price you are accepting, and the buyer has a strong pre-approval for mortgage, I'd let happen. Just make sure the appraisal is done ASAP, so you will know sooner than later.

There are no health issues and I think you are right, it might be the appraiser, Either way, I wanted to see what the more experienced have come across and I really appreciate the help.

Just found out there is another offer that is conventional and above asking price! I think everything worked out.

Sweat equity goes a long ways when you get the right property. I will try to keep this updated with the process or I might later start a new post with all the info on this property.
