Thanks for all the great tips and advice. I finally landed a tenant. I ended up not using the Farther Joe's program because my rent was too high for them. Yes, I did screen the tenants and conduct a background check through  Cozy. I'll look into joining the Southern California Rental Housing Association.

I have a couple of potential tenants who applied via Zillow and paid $29. I had invited them to apply. For some reason, it took them to a Trulia login where they had to create a Trulia account and after they filled out their application I don't see it in my applications tab in Zillow. Has anyone had this issue?

I am a brand new rookie landlord. I just bought my first investment property in San Diego County (tiny condo) and started showing it to potential tenants. I have a potential tenant that is in a Rapid Re-Housing program of Father Joe's Villages. This is not a section 8 or a government program.

They promise a double deposit and will cover 100% of the rent for the first three months and their coverage scales down. 

Has anyone experienced any such program? Any advice?
