We're selling a 5bed/5bath in Fredericksburg, TX. I checked our contract last week and realized our 2.75% mortgage can be assumed by a buyer, which seems like a huge differentiator to me in this market.

Our real estate agent added the information to our MLS, but I'm curious how else I might advertise this fact and get more traction to the property?

Do you find there's a difference in ROI as you get closer to the beach? As the property prices increase toward the coast, how does rentability and return scale?

@Erik Browning If we use one of our VA certs on a property, and the property matures beyond a year, does that mean we have the other spouse's VA cert available for use?

@Joshua Zavitz we're exploring doing the same thing. I called multiple local banks - not banks with a local office, but banks that specialize in local investments and only exist in one area. When you're driving around town and see a "this project financed through XXX bank", that's a good starting point.

If you're able to demonstrate your business is a hotel, it sounds like it may open up SBA 7a options.

Hi BP STR investors, we've listed our Hollywood, FL property for-sale as a turnkey STR. I'm looking for advice on how/where I should advertise to get the most engagement, especially with fellow STR investors. Am I able to share the listing here in BP STR?

The property has been great, and we currently have all five-star reviews. We're selling specifically to re-invest the capital into an opportunity in Texas.

I'm leaning heavily toward short-term simply because it's something I'm more excited about, and the prospect of using it ourselves now and again is huge. Now to dig into what options exist there.

Not a lawyer, and I didn't stay at a Holiday Inn Express last night, but we have friends who did something similar. As I understand it, after the structure is approved and built you can modify it however you see fit. So you could build an external garage, and then after the fact choose to setup an office in there. Again, not a lawyer, so do you due diligence.
