Until I can step away partially or totally (however long that takes) from my contract job, I plan to seek out properties fully or near-fully leased. They will also have to make sense to pay for PM of course.
I am looking forward to making some creative deals to solve problems and make win-win deals for all parties!

It's definitely a goal of mine to join mastermind groups and develop connections and exchange value. I'm not trying to circumvent that step along the path. I'm open to nurturing transformative connections wherever they are encountered.
I'm trying to balance my passion and thirst for this vivid vision/outrageous goal with the process of intelligently getting the ball rolling with "doing."

I'm of course focused on DD with sponsors but a lot of my focus here is making sure any potential legal recourse from my current job doesn't cross over to my assets now or after I hang up that scrub cap.

Greetings,
I'm starting out in REI with a goal of commercial properties but ultimately seeking a foothold to get started.
I've looked into my local area, Nacogdoches, TX, and not found much in the way of active REIAs, meet ups, etc.
I absolutely cannot wait to grow to the point where I can devote some funds towards masterminds and other various networking and coaching groups. I think the return there will be phenomenal. "Surround yourself with those who are only going to lift you higher."
So for now and until I put in the work to get noticed, I really just want to be able to talk with like-minded peers as I start my journey.
I'd like to have a few contacts to text with, call, zoom, etc so we can: build each other up, have a sounding board, reality check, hold accountable, and grow together. I'm so enthusiastic about this and I don't have many people who would appreciate my energetic sharing.
I'm also always looking for opportunities to build mentoring relationships. I truly believe in bringing value to others to move us all forward.
Any other crazy-motivated novices open to this?
Any experts need some problems lifted off their shoulders?

I'm actually establishing relationships with some syndicators. I'm hopeful the connections will be mutually beneficial.
Thanks for the book suggestion! I can't get enough. My audible account has exploded the past few months. I put my commute time to work for my future!

I'm rolling over my old W2 403b to self-directed with the plan of putting it to work as I work to position myself for more liquidity. With these funds I aim to get in on some LP positions to form some relationships and hopefully get opportunities to give back more value, get some passive/active mentoring, and chances to get real world experience.
I'm spinning my wheels trying to connect in my local market. The people I've met are great and I'm going to continue to nurture those relationships. Locally, I'm still seeking out connections to help me spring forward. I've been reaching out to some syndicators in larger, more active markets in the state. I hope the LP angle will help my knowledge level.
I like your ideas as well!

I've not participated in any deals and the property I do own I have on the market. I moved 1000 miles away.
My thought process is this: I'm already exposed to a highly litigious setting in my 1099 job. The risk is there. It's established. I have insurance for that but want to make sure I'm structured to protect the progress I make in REI before I get to that point where I can step back from full time practice (and for the statute of limitations period to follow when I step back from practice altogether). I already have an LLC for that business. If I don't set things up right it's easier to pierce the corporate veil and come after my assets.
I'm not opposed to opportunities, I was operating in the frame I would only seek triple net leases until I could step back from practice but I'm much more open to other asset types now. My aim is high as I have much income to replace and limited "free" time. Also I'm going after impossible goals (like everyone else 😂).
I'm hoping to get some wisdom from someone who may have set up asset protection structures or from another medical professional who has entered CREI.

Greetings BP!
I'm a high earner in healthcare but want to get to a future where I can stop trading my time for money and live actively pursuing "passive" cash flow. My goal is to invest in CRE and hopefully scale to larger retail / office / industrial properties. I'm not ruling out the other CRE asset classes.
I've been long researching and educating myself about structuring deals, adding value, etc...
My question is, coming from a highly litigious setting, what are the minimum legal/business structures I should have in place prior to joining in as an LP in deals and eventually as a GP with smaller deals prior to scaling in the future? I already have a CPA and I'm looking at options such as setting up with anonymity in mind with a "parent" LLC in Delaware, for example, which would contain other LLC's/ land trusts in Texas / etc where I will be involved in deals.
I'm really feeling like I'm to the point where I should get involved in deals as I'll never feel "done" with research. Coming from the perfection mindset I'm consciously shifting to avoid analysis paralysis. I realize I need to do my due diligence but need to reach out to others and fail forward along the path with learning opportunities.
