I just bought my first house and was wondering if it would be beneficial to make it an LLC for the 20% pass through deduction. My girlfriend is paying half the mortgage which would come out to a bit over 5k per year. Should I make her a formal renter and setup an LLC for the deduction? However you cannot take the new standard deduction of ~12k on top of the 20% pass through deduction correct? If that’s the case then it would not be beneficial to do the above yet

I’ve seen a few articles on last minute tax plan changes and they are stating there was a last minute change that allows for a greater reduction for real estate LLC’s with no to a few employees for rental income. Anyone have an article or details on that on how that will effect us?

Any cheap quality finds? Looking for a 30-34” vanity with granite counter top. Bathtub is being finished with white subway tile and the floor is a medium to dark grey barn wood vinyl laminate .
what criteria numbers-wise make a great deal to you when using the calculators in order to make an offer for example? Curious what metrics people are using as their own personal standard to hit before looking at a property further through making an offer and pulling the trigger on a deal. For rehab flips, is there a baseline % profit you are looking for: same with an investment for cash flow. For myself, I am looking at the brrrr method for multi family homes and smaller single family homes under 150k.

Just saw that trump signed an order repealing the Dodd-Frank act. Regardless of your political views, what effect will this have on the common person using the Brrr method, buying and flipping, and obtaining loans to do so? I'm just starting out reading a few brooks and podcasts so any information would help.
