@Rachel H. what markers should I be looking at when trying to figure out the numbers and if it is a good investment or not? 

As far as finding responsible tenants, I’m going to read all the resources on bigger pockets on the subject to become more knowledgeable.

Looking for a first deal with low risk and low entry price. In my area there are a lot of mobile homes in a decent area located near jobs, transportation and the busier part of town. From what I’ve gathered landlords are renting around $1400-$1700 for mobile like the link I’ve added. Given the price point of $50,000, I would make my money back in 2.5 years. Is there something I’m missing or are these mobile homes great deals?
