I do annual ... 11 1/2 mo leases so it gives me 2 weeks for turnover but at the same rent. Renting by the semester puts you at risk of not having a tenant once the next semester begins because most students have housing already unless they're a transfer student. That's not a chance I'd want to take.

Thanks @Nathan Miller, I'm just surprised that no one else hasn't thought of this before me. It would be a great way to market these properties nationally and allow investors better access in this venue. I imagine that it would only be a matter of a good bit of advertising for the site.

Hi BP friends my name is Michael and I'm relatively new to BP. I'm an investor in real estate to rent to students in a college town. I'm currently the owner of one unit (condo) and I just signed contracts to purchase 2 more in the same complex. My comment/question is, has anyone ever considered creating a site or directory related to marketing real estate opportunities for those interested in purchasing student housing whether single, multi, condo or town home for sale nationally? This would provide one stop shopping to this niche investor. If this already exists please let me know. Thanks all and may all of your properties have positive cash flow!

Hi all, I own a rental in a college town in NJ (Glassboro) and I'm purchasing 2 more currently. How do I go about running a credit check on the students or their parents and also how do I get the parents names on the leases. Thanks Mike

Hey folks I'm Michael from South Jersey and I'm really excited to be a part of this community of what seems to be some really wise investors through hard work and focus. I'm trying to increase myself investment as I already own a tow home that I rent to students in Glassboro NJ. I'm looking to slowly expand on my holdings while also "staying in my lane" and not get too big. I'm also considering wholesaling and flipping too. I'm a recent retiree (career firefighter) and I would like to create some passive income while also possibly meeting some partners to occasionally do some deals with. Thanks

Great name Michael! Thanks for the info and I'm going to order the book asap! I'm excited to get started. I already own a property that I rent to students in NJ but I want to buy more at the same time I wanna "stay in my lane" and not bite off more than i can chew. I may also look into possibly wholesaling with a friend that does already also I'm able to be a lender in some capacity too.
