 Erick - 

when you create your list, make sure - you put the date into a spread sheet - 

label your columns correctly across the top on the spread sheet - then mail merge into your saved letter#1 (word doc) to the PR

If your list is small - this will be very easy

We're not big ballers - but we still print professional looking letters (logo across the top)

our kids stuff the envelopes and put the stamp on them - using this process

Everybody has their own opinion, personally we love the So Cal market, you're right it's competitive - because there's money to be made here!! For a new investor, we encourage people to stay in their own backyard - gives you a chance to drive by and see how your money is being invested and being used. Focus on a niche and market the crap out of it!!!

Sounds like you have a steady paycheck - that's great!!

now focus on a marketing plan and budget - and work it!!! 

Marketing is the blood to this business!!!

 Thanks Micheal. Just curious after I send out my first set of letter how long should I wait to do a follow up letter? 

 Jay - Depending on the type of lead:

1. Probate leads - we like to hit them - 1 / 4 weeks  (motivated seller - we need to be in front of them - when they're ready to sell)  

2. Absentee Owner - we like to hit them - 1 / 6 weeks (Semi motivated - we need to be in front of them - when they're THINKING ABOUT SELLING)

Jay - ALL marketing is like a thermostat

Brotha - you need to turn it up when the phones are cold and MAYBE turn it down when the phones get hot!!

 Evan - research and choose the best type of lead, from our experience and results...

we prefer probate leads - we think they are the best motivated seller, this is only our opinion - we know what works for us.

 Justin - it's hard to say - our direct mail campaign consist of

month 1 - letter

month 2 - letter

month 3 - postcard

month 4 - letter

month 5 - repeat the cycle

We believe - the postcards work - it's 3 seconds of branding - before they toss it

Dave - sorry those are not probate leads - typically probate leads have case numbers

these leads have no case numbers... just saying brotha
