The other option is to be transparent and let your buyer be direct with the seller and have another recorded document between your buyer and you to share with the closing team to add your fee to the buyers side but then shows direct with seller.


with FHA, different situation! There is a 90 flip rule, you cannot double close or the lender won't be able to close for 90 days after you took ownership so the above scenario would be the way to go for that with an FHA buyer.

Thank you for the info. Do you have any conventional lenders that you could refer me to that does accept assignment contracts? 

Will I be able to assign my contract to this buyer who is trying to purchase the house using an fha or conventional loan? If not what other options do I have? I currently don’t have the funds to double close.
