Post: Out of state rentals

I live in Washington and with my partner we are looking to set up our business and get into real estate. I'm curious what more seasoned investors experiences have been when looking out of state for deals and what you did to decide on an area to look. My thoughts are mostly on employment demographic and taxes of the area looking for cheaper housing then what Washington has to offer. I would love to hear from more experienced individuals on your methods and reasoning as well as how it has worked going out of state vs staying instate.
