That’s just how much it costs to get a half decent amount of leads. Everyone is doing direct marketing. These homeowners have a dining room table full of letters and postcards from guys like us. I’ve never got a lead from direct mail, I stopped after my first couple of campaigns because I wasn’t seeing results. Guys that I’ve talked to said they spend around $7K-$10K in direct mail marketing and they expect a 1% response at best. From that they’ll close a few deals. I wouldn’t rule out direct mail completely if it’s something you want to do. But if you don’t have at least $5K to spend per month it might take a while to close a deal. There are a lot cheaper ways to get deals in our market for someone who doesn’t have that kind of money out of the gate
Cody I see you’re in Fairfield. I market in Solano County and to be quite honest direct mail is a waste of time unless you have at minimum $5K-$7K a month to put into it and even then you might only get a couple calls. If you don’t have that I’d definitely suggest driving for dollars and putting out signs

Anybody know how I can get my hands on the tax delinquent absentee owner list in my area?
I’m a new wholesaler and I’m looking to network with Bay Area wholesalers and cash buyers.
