I am looking to pick up some apartment buildings in Newark, NJ and would like to immediately re-position each building by managing the expense side. 

Does anyone know if RUBs are legal in Newark, NJ? And If does anyone have any strategies for implementing them?

@Johnny Khoury I went through something similar to this. One thing I have learned is find lawyer that only (mostly) does evictions. Tenants are tricky.....they will try every thing they can to extend their stay and undermine your property, and set you up for failure. 

By hiring this person you can ensure that they know the temperament of Judges, court schedules and can assist you through it all.

@Josh Cantwell I am interested in using your lending, but am not interested in signing up for the course. You mention on your video that this is a possibility if you have experience. Is it? I have bought, sold and held multiple deals over a 15 year investing period, would this constitute as credible experience?

I am a buy hold investor, and am looking for a lender to scale. I understand that you take 30% of the deal whth no money down. This is fair but.... what are the steps where I can refinance and buy your position out? Can you provide an example?

I am in the process of buying a building in Jersey City, NJ. I am not able to come up with the full 30% down payment. But, I can come to the table with 10% of the deal and all closing cost. I would like for the owner to finance the remainder, as they are motivated to sell and I am experienced with building in this area.

I am looking for any suggestions on how I could propose this. Thoughts?

Good to meet you . DM me some of the projects you have worked on. I have a 6-unit building that I am finalizing blueprints and my plan for construction. It is a total gut and I am open to equity partner if it works. Send me the projects then we can discuss.

I have lived around the area and have always found Irvington to be a  very interesting and challenging area. If anyone in this conversation had to draw a boundary box for best investment areas what would it be. Also, what would be the 2nd tier option?

I currently own 3 buildings (12 units) in Newburgh and am looking to buy more. Would love to hook up with any one looking to possibly do JV or equity deal in the area.

As for the crime.... yes this is part of the elements of the town but, with some vision, working security cameras and bright outdoor lights the town can and will change.
