Not every seller pays a commission. For example, It’s common for wholesalers not to pay commissions in our area.

A buyer broker agreement usually states a buyer agrees to pay the buyer broker a commission amount. There is usually a clause that says If a seller pays all or a portion of the commission it is reimbursed to buyer.

You are not paying extra, you are making up the difference from what a seller is offering and what you agreed she will earn by representing you.

This is more common than you think. It’s only fishy if you didn’t have a signed written agreement and it wasn’t disclosed to you when you started working together.
