Hi @Jes Lace

Most if not all US lenders will lend on US land only. Otherwise, how they will take collaterals? In order to do it they are now getting involved with other country regulations and government laws. If they will, which I doubt, they will take bigger risks, and charge much higher interest rates. I suggest to find a lender in the country where you wish to invest, to finance you as a foreign national. 

What a list @Kerry Baird Thank you for sharing. Do you know if any of these will lend to Non residents, foreign nationals?

I am lending between other origin countries, and the properties are always in the states. Mexico is not on my list but I'm getting a lot of interest from Mexicans and wanted to help them get to the right lender the are looking for. You are right, no lender will take the risk.

Hi @Mike Lambert Can you please clarify? Is there a rule that says private lenders cannot lend for a Mexico property? Because I do cross border lending all day every day between the states and other countries.

Hi Naftali. Legit lenders do not charge any money up front BUT the appraisal. Check for reviews or other industry professionals to vet for one. BP is a good source. If they have a legit website usually they will show more details, history and ways to connect. 
From my experience, download the credit score once and send as many times to whoever is asking. One time shouldn't dramatically effect the scoring. Good luck !

 Where are you from? What is your nationality? 

On the legal side, I recommend @Lauren Cohen for that. Try webinars of Canadians investing in the US.
