My goal: Make wholesale real estate my main source of income, and a well made business.

I need step by step help. I've been a failure lately, and I'm determined never to give up.

Is it outsourcing for a VA to find motivated sellers very feasible? Has anybody ever had good results with this?

As a wholesaler, is searching for property that is delinquent with taxes a good idea?

What types of properties are you looking for? 
What is your max budget? 
If we find you a deal, how fast can you close? 
What is your desired profit for a flip? 
What level of repairs are you comfortable with?

Has anybody been successful in wholesaling in any of the Metro Detroit areas(sounthfield, taylor, gross point, dearborn etc....), where properties aren't too distressed? What are some of the perks and cons and challenges?

Are there any specific rules and guidelines or restrictions for wholesale housing in Detroit or metro areas? Are there any investors that would be willing to work with me on any potential future deals I may come across?
