I'm not sure how easy it'd be to find foreign investors to invest in Albania but there might be some.

However,I wonder who would be taking the mortgage because:

1. I seriously doubt that non-residents can get a mortgage in Albania.

2. If you are an Albanian resident and could get the mortgage in your own name, I'd bet the bank would want the downpayment to come from you.

So you might want to check.

@Michael Baum what do you think is better to reduce the odds of the dog barking: a see-through or an opaque fence? Thanks

The HOA has no issues with STRs and STR owners have the majority of the votes. So I could talk to the board indeed but I'm not sure what they really can do apart from kindly asking the dog owners to try to limit the barking.

I was wondering if there's anything I can do on my end to limit the likelihood and occurence of the barking and to limit the consequences on my guests if it happens and avoid the potential problematic reviews. I've never had a dog so dog-related matters aren't my strong suit.

Hi everyone,

We're just about to list a condominium with a beautiful covered terrace and garden but we have new neighbors with three barking dogs. They've already gone around the fence and done their dirty business on our beautiful lawn so we have to redo that fence. I'm however more concerned about the barking and the effect it could have on our reviews and listings. Any suggestions on how to deal with this issue? Thanks!

I'm with @Bill B. on this one. I'd never buy anything on a lease. Also, I have a couple of friends who just came back from Bali. They said everything is super cheap there and that's why most of the tourists there are people who don't have too much money ton spend on a holiday. Not sure that that's the right environment to invest but make sure you get your numbers right.

@Bill B. just to clarify, unlike in places like Bali, most properties in Mexico are freehold / fee simple.

Beware of sargassum in Puerto Rico, especially if you're a long-term investor! Florida is being hit more and more and it eventually might hit SC and NC if it hasn't already but the further you get from the Caribbean Sea and the Gulf of Mexico, the lesser the risk.

Investors in Mexico don't sell assets in pesos because assets in Mexico are traded in US dollars. I think what's actually happening and what you likely meant to say is that Mexican nationals are buying even more real estate in Mexico because they earn pesos and can buy in US dollars.

It's almost all over in Mexico, as your buck goes much further there and the US has lost the competitive advantage it had with low mortgage rates.

There's nothing scary about buying in many foreign countries.

In this case, make sure you get my figures right (and don't rely uniquely on local real estate agents who have a vested interest in having you see the market with rose-tinted glasses). Indeed, as @Michael Baum mentioned, Punta Cana is one of the world's capitals of all inclusives and I don't know anybody who goes there and doesn't stay in an all-inclusive, which are probably less expensive than short-term rentals because flight and food are included. Moreover, most short-term renters I came across around the country don't like Punta Cana. The main activity there is the beach, hence it's ideal for an all-inclusive and short-term rentals can't compete given that all-inclusive are generally cheap. Also, there's a lot of new condos being built and marketed to investors and I'm not sure there's going enough people to rent them.

Hey Anthony,

You are correct, your vacation rental bucks will generally go (much) further in Mexico if you but the right type of property in the right location at the right price.

I'm very familiar with Baja Sur (so feel free to reach out if you're interested in that area) but less with Baja Norte, where Rosarito is. I remember answering posts about Rosarito in the past so you could do a search using Rosarito as keyword. I know searches are difficult on this site so you could try to find those by searching through my profile as well.

Otherwise, I'd suggest an online search to start with and then you can contact the realtor who have advertised the properties you might be interested in. Use Airdna to estimate the income.
