Hello, which is the smartest for your return when you're ready to sell your home that you've built if you're going to be in charge of all of it anyhow, marketing, advertising etc.
Sell as the owner/developer only having to pay a buyer's agent his portion of the commission. Or, with real estate experience, sell on your own as a FSBO not having any restrictions or having to pay your broker for the work you are doing yourself and place your license in inactive status.
Just curious on thoughts.

Invest in my proposal for a New build. Starts with one. Modern, green, energy efficient...where future home building and buying is headed. You see it throughout the rest of the world...just not here. Yet. Looking to buy the land, produce the specs from my conceptuals and build for half the cost of what it will sell for. Unique, one of a kind. Looking to start a new trend in new construction that's touchable to most who don't want the cookie cutter crap out there and what people are actually purchasing. My ideas are endless. I'm also looking to turn it into investment vacation rentals throughout the country where I've been fortunate to reside. Help me make this vision come true. Tons more to discuss. Need all funding up front and someone interested and passionate about the same goals.

I'm seeking someone who wants to partner up with me and become the start of something new, modern and exciting here in the Lehigh Valley...and beyond. You come up with the financial resources and I'll have the vision to make it come alive. It all starts with 'one' and I hope to continue the trend one after the other. With the ideas, conceptuals and market research, it is for sure a win win with the right open-minded individual(s) and passion for the same product. Hi Jason, welcome to PA. Lower Saucon is a great area. Certainly a bit different from the great spaces New York has to offer. Space in NY can't be beat :) Anyhow, if you care to chat sometime, feel free to reach out. I'm a new venturer in this respect as well in the valley and am interested in residential flip, market and sell. That spreads the risk out where if you default they just get the house back and are in the same position they were before they started.
