I would not send back any portion of a security deposit until all tenants have moved out and the place has been inspected. It is up to the remaining tenants if they want to give her a portion of it back.
Double check what your lease says, just to make sure you haven't already agreed to something else.

Maybe I can help. I manage vacation rentals and full-time rentals in Big Bear. First, unless you want to be by the slopes, you don't need to buy a place near them. All rentals in the area do extremely well in the winter, no matter where they are. Having something on the lake is definitely a plus.
About the returns: Truth is that you probably won't make a profit. But, you can have a vacation home and get a lot of the expenses paid for by renters. Your electric and gas bills will be high. You really have to put in a hot tub to be competitive during the slow seasons. Winter will do very well and Summer will be okay (not great). Spring and Fall will be dead. So, most of your money will be made in winter.

I tried using Smartmove and had the same type of issues. So that didn't last long. I've been using Rentprep.com for a while now and it works great. No tenant involvement necessary.

You should check your state laws. In most states you have to be a licensed broker to manage properties for people.

I'm not sure about your state, but in California we can just look up agents on the Dept. of Real Estate website. You should start there.

Damaging the house is usually grounds for eviction. Go in and do a maintenance check, with proper notification of course. Make sure you see all rooms and take pics. If there is damage, give them the proper notices per your state.

With 1700 units, they probably have mostly good tenants and just show the really really bad ones on the TV show. Some of those houses are so bad I can't even imagine that a TV crew would go in there and make them look that bad. I'm gonna have to do some research on this.
I did have one set of tenants a couple of years ago that just thrashed a house and didn't pay rent. So I can relate to some of the stuff on the show.

@Shawn Ackerman - I'm watching the first season now. I have a hard time relating because the properties I manage are single family homes that are mostly $1000/mo +, but I've had a few issues over the years. It's crazy the stuff they deal with on that show. It is entertaining, for sure!
Dave does seem like a pretty cool guy.

The show is about a property management company that manages about 1700 units, not flipping. They certainly look like real tenants in real properties. But I know reality shows are often scripted. Just curious if anyone has seen this show.

Has anyone seen the tv show The Super, about a property management company in Omaha? He comes up with the craziest situations and I can't really tell if the show is real or fake. Anyone know? I can't even imagine dealing with some of the stuff this guy does on this TV show.
