I have gotten tons of information about RE Investing that I am on information overload... there is one question that I am struggling trying to find the answer to.  What happens when we sell?  Looking for a long term investment that will pay me income during retirement.  So I understand that depreciation will decrease my basis on the property so what happens when I go to sell it?  Will I be dealing with huge Capital Gains?  If so, what is the strategy to reduce this impact?

Okay, understood.  Still very desirable neighborhoods, what is the vacancy rate on rentals in Urbana? ... Frame of thought, buy now, rent (to pay off loan), in 10-15 years (retirement) pure rental income.  What am I missing?

I guess my thought process is that Urbana will still draw a higher rental income than most areas with less vacancy.  But I do not have enough history.

What are your thoughts about Urbana for investment property?  Looking to buy and hold today.  At some point in time want the retirement income from renting it.
