I did a cash out refi with them on an existing investment property. They were easy to work with and nearly everything could be done remotely - via their portal (which I love). My only complaints are: their fees were too high and it took longer than I would have liked to close. Otherwise it was great. Good luck! Michelle

Property ownership is public record. Whether owned by a person or a company (including a bank). All you need to do is access your county records (usually found online). The problem I see is with the strategy of buying direct from the bank. These days, I am not aware of any bank that will sell individual properties outside of the REO/MLS process. Good luck! Michelle

Alsee Mccray I would find other sources besides the MLS. I gave up on it long ago...people in my area have been overpaying for MLS properties for a long time. Good luck! Michelle

Matthew Harrison I used to have no pets policy and changed a couple years ago. I have had good luck thus far. Screening the tenant well helps. Those that are responsible in other areas of their life are usually responsible with their pets as well. Having said that, if you are seeing piles of feces and urine stains ANYWHERE in the house, I would say it's safe to say you are in trouble. I would warn them about their responsibilities, do an inspection a month or so later and if it continues I would look to evict them. Good luck! Michelle

Lygia Bernardes Yes, we buy direct from seller. The MLS (in my opinion - for my market) is absolute garbage. Local investors overpay and I always get outbid. I gave up on the MLS long ago. I don't know anyone in the areas you mentioned - however - I will keep you in mind if I come across anything I don't have the capacity to handle in my area. Good luck! Michelle

Mitch B. I literally just had to "rescue" my 90 year old grandmother who was stuck on the toilet bowl at my house (while I wasn't home). Don't worry about the dangling feet and go with the higher ones. Cheers! Michelle
Xin L. At a minimum we do yearly inspections (prior to renewing). However, depending on the class of property/tenant you might consider increasing the frequency. I have heard others state as often as quarterly (although I personally think that is excessive, at least for my B+ class properties). Good luck! Michelle

Ashley Clark I'm actually surprised they even entertain offers with inspection contingencies. I don't purchase off the MLS any longer...I still write offers every once in a while (while I am waiting for an off market deal). So, I guess I'm not the best person to get an opinion on. However, the people I know in my area purchasing REOs don't include inspection contingencies either. Good luck! Michelle

Alexander Cadavid You just need to look up the property on your county assessor's website. Figure out who owns the property. Is it an individual, is it a business, it is owner occupied? Are the taxes current or delinquent? Is there a mortgage on the property? Any liens? How long have they owned it? How did the acquire the property? Was it inherited? All of these things will give you an idea of potential motivation to sell. Then look for contact information and reach out to them. Good luck! Michelle
