So i will be looking into other forms of financing it through creative financing strategies and such no biggie. But is a FHA loan only for first time home buyers? Or an FHA loan can be used later again?

Hello RE investor far and wide! I have finally taking some action and decided on a location (WV), niche (Multi-family homes) & strategy (house hacking)!

So my initial plan is to do some multi family student rentals near Wesleyan college.

What im having trouble with is i will be investing from out of state, and will not be living there. I would like to take advantage of getting an FHA loan but as a stated before i am a newbie and i dont know if this would be a problem or if anyone else has done this before?

Any advice is appreciated! Thanks friends! ✨
