Selling 3 bedroom 1-1/2 bath bungalow in Euclid Ohio.   Home was rehabbed in 2016,  new furnace, hot water tank, electric panel, new bath, newly refinished hardwoods and wood burning fireplace on first floor.   Updated bathroom with tile flooring and surround.  The windows and roof are newer.   Finished basement with bar.   Home is within a mile of Lake Erie and borders the Cuyahoga County Metro Parks.  Seller is RE/MAX property manager and will offer 1 year free property management to buyer.   Will place tenant and guarantee the property will be occupied for one year or the next placement is free.

The real answer is to provide well maintained properties, in desirable locations at a fair price.  Being pet friendly also helps, for that privilege I charge a $500/per pet non-refundable fee. I let them pay the fee over a couple months.

Alex's attitude comes with a long term hold philosophy which I also hold. I would consider most of my tenants great tenants. When I purchase a rental property I upgrade and maintain it, if I would not live there neither should anyone else. I have a small bump after the the first year to allow a current tenant to stay on as month to month, but I am open to renegotiating another lease term. Like Alex I purchased well and charge rents that result in a reasonable ROI which means I look for 8-10%. If you provide a great product at a great price finding and keeping great tenants is easy. When tenants need to relocate I am often asked if I have rentals in the new area.
