Thanks Logan! Unfortunately we bought it at an auction and cannot rent it out so we fixed it up and are selling it, but with this slow market thought of taking out a refi in order to move onto my next project. Thanks for the insight! 

Hi BP community,

I own an investment condo in Fort Lauderdale that hasn't sold in a few months. Was considering doing a HELOC or cash out refi to move on to my next property.

Any credit unions or lenders with good rate that anyone can suggest in south florida?

I currently own a business in Miami and was considering purchasing a multi-family to use one of the units as our office and rent out the other unit. I've been paying rent for 10 years for commercial space and wish I had thought of this earlier. We have an LLC and would be purchasing residential real estate for office use.

Has anyone done this before? What would be the best loan type in this situation?

Hey Michael,

I used to have an IUL with national life until I found out that their fees including the life insurance cost is about 1/3 of everything that I deposited, so it was going to take a while to accumulate cash value in the account. 

How do you convince your clients to do this with the high fees? Do you still think it's worth it?
