My tenant just moved out and there is two softball sized stains on the carpet, looks like watercolor so it blends in fairly well but is visible. The home is newer so the carpet was essentially brand new at move in. Would this be considered normal wear and tear? Would you use security deposit for this? If so do I send the estimate to have the carpet cleaned and then send the bill after the cleaning is done?  Also I had to vacuum debris and paint the wall where a picture had stained the wall. Normal wear and tear? If not how do you charge for your own time? Should I add I charge for anything I have to do to return the room to original condition at move out?

I am looking at properties in the Vancouver Wa area. There is a 4 bedroom 3 bath, ranch style home in Vancouver WA area that I would like to consider making the daylight basement into an adu (adding a kitchenette) so I can rent upper level and live in basement. I have a few questions:

1. Would doing this to basement add value to the home? 

2. The best way to go about determining the cost to add the kitchenette and if it would be worth it. For example, I would assume having contractors come to the property prior to making an offer vs after?

3. Anyone with experience in the area who could estimate what I could rent the top unit for?

I will soon be renting my home in NE Portland, OR and need to find reliable, competent licensed contractors available to complete minor home repairs as they come up. Also looking for plumber and property management recommendations. Thanks!
