I live in CA and began out of state investing 3 years ago. I have an amazing property manager/realtor and contractor.  It would be impossible to do long distance investing without them. Research a market, find boots on the ground and make sure the numbers work. Don't just buy a house because it is cheap, everyone has posted good advice here. Taking action is the only way to grow but you want to be smart about it.

I am just closing on my first flip as well. It took longer than expected to sell, 2 months for cosmetic rehab and 2 months to get under contract. HML due soon after closing, the market has changed but we will still make a profit. We did have alot of showings so that is important. I would make sure it is advertised well and try and be patient.
