Yes that helps . I can get my feet wet that way. I have a 4 unit building near down town Miami area for 239k that I would like to get my hands on. all units are vacant, units can draw $850-1000 rents. place needs a face lift REO property. So there is construction cost involved as well 20-30k just from the looks of it online. How can I get the entire project funded? Id have to make them a partner 50/50 or 60/40 split? Yes?

I was able to buy 3 small commercial offices from the bank back in the down turn of 2012.  Borrowed 25k from my Dad. Paid him back with interest and properties cash flow great! However I haven't done anything sense and I have no direction on where to start finding the seed money. 

I am a professional real estate agent that does commercial deals and ocacianal residential deals. I wanna be a full time real estate investor and stop chasing Buyers and Sellers  around. Point me in the right direction. I listen to all the pod cast read all the books just need the $ or right people to start. And I know plenty of people with cash. Just scared to ask .
