Post: NYC flips for under 100K. Possible or not?

Hey Zennia,

I have been both rehabbing and wholesaling from NYC. I know all the Gurus and everyone else will say this can be done anywhere in America. While I am sure thats is true after digging around NYC for the past few years and being a broker 4 years prior to that I must say that NYC is a different beast. Most areas do not have the Coop Boards we do that make rehabs/wholesale deals so hard to execute. I have been looking for other investors who do this in the NYC(Manhattan) area and have stuck out mostly. I will say however that Brooklyn, Staten Island, Queens, and certain areas of the Bronx are very viable options for these deals but price points are not anywhere near $100K. The market seems to be finding some type of floor and the numbers from this time last year to now are painting a much better picture moving forward. I do not know if I am just out of the loop but that is just what I have found from my experience. Best of luck!!

Hey thanks Scott,

I was able to find 2 number that start with my local area code. So I have to decide between xxx-FastCash, xxx-FastSell, and xxx-201-4500. I use this number for buyers and sellers so I want it to be memorable when they are driving quickly past, but not seem so corporate at the same time. I just hear that 1800 Sell Now is head and shoulders above the rest so I am rethinking this a little

Hey All,

What is your take on the following.....

I have the choice of two phone numbers, both cost the same. I can pick a local area code xxx-327-9000 or I can do a non local number xxx-sellfast or a non local number xxx-4sellnow.
I want people to see my bandit signs and remember it easily.

Hey Brian Thanks! What is the best way you use to teach these bird dogs and get them out there. The same as a wholesaler? I have them submit the name of the seller, the seller address, and seller phone. When I close they get $500, if they do the full deal and get me a sales price, pictures and stuff like that I give them $1000

I do and I was wondering if someone with more experience could help me find good lists for wholesaling using Realquest. I get 5000 free records each month. I just dont know what to put in the system to get good lists.

Hey All,

I am going to start a mailing this week of yellow postcards. They are going to absentee owners. I need some advice as to what to put on the card. Should I go simple like WE BUY HOUSES ANY PRICE ANY AREA THEN LIST LIKE DIVORCE, PROBATE, FORECLOSURE, ETC WE CAN HELP. Let me know what you think and what gets you results. Thanks!
