I’m looking at a duplex to purchase out of state my lender says because it’s an investment property we have to put down 25%. Does anyone know if this is the only path? I’m looking to put down max 10% to 15%, 25% would deplete my entire savings on one property. Any help or advice would be greatly appreciated.

Thanks for the advice, we did ask for records and both tenants have been there for over 2 years with no missed or late payments.

Thanks for the assist and all the great info. We paid 300k with 10% down. Mortgage before taxes 1100.

Buying my first rental investment! I just went under contract for a duplex, it’s a 4/2 on each side with a 2 car garage on each side. Paid asking which was a little lower than comps (about 15-20k) but it was a for sale by owner. Mortgage + fees/taxes = 1600

Rented out right now through 7/22 at 1150 for each side. My realtor says after the lease they will rent easily for 1400-1500 for each side. I personally think we did well but I was wondering what you guys as the experts think? Any advise or opinions appreciated.
