 Thank you for the warm welcome Drago. Happy to be here to learn as much as I can and give advise if anyone has questions about their properties protection. This experience was a bit of a headache at first but this community has already brought some ease and piece of mind.

Since you mentioned you’re just getting started, one thing worth knowing is that if your income is under $150k, the IRS allows up to a $25,000 deduction for passive activity losses (PALs) from rental real estate against your regular income. It’s a great benefit for newer rental owners who might be showing paper losses early on due to depreciation and expenses.

 Thank you for the info Jason. I'll definitely look into it. We hired a property management company to oversee the property and they had to make some repairs to the place before the tenants moved in. Thank you for the great advise.

When we purchased, we we're going back and forth if we should put it for rent or turn it into an AirBnB...we ended up going the rental route because we don't live near our rental but decided to visit the idea when the tenants move out. What are your thoughts about Airbnb's? I've read good and bad things about it. 

And the best security system is the one you hopefully never have to use. Whether its the fire alarm or a break in...Best tip I can give is talk to your security advisor about your lifestyle and make the security system work  around your family. Its not just the home to consider but who lives there. The same system in a home doesn't always work with every families dynamics and lifestyle.
