I am new to real estate investing as well and am in the education phase, just like you.  I am not in a position at this time to provide any type of advise, but I have read/listened to a couple of books by @Brandon Turner, The Book on Investing in Real Estate with No and Low Money Down, and The Book on Rental Property Investing. You might consider those.  

I am attending a local real estate group in Puyallup so you are on the right track in looking for local groups.  It is refreshing to meet with like minded people every week and receive motivation.
