I'm very interested in doing a flip and just trying out the marketing aspect of wholesaling has been difficult to say the least. I've generated one lead out of it that could be a potential deal but thats about it unfortunately.

my father owns a couple multi family properties, a commercial building and my mother is a realtor, I'm sure if I called and asked them they'd be willing to at least ponder it

When you say I don't have to own a property to control it I assume you're talking about lease option agreements?

I have a little bit of capital saved up, about 10k, I was debating on taking the avenue of wholesaling, already made 50 signs, I have business cards, flyers and ads all over the web, but is there a more profitable avenue for me since I do have a bit of cash to play with? I know it's not a fortune by any means, but could it be enough to do a different investment strategy? Any response would be appreciated
