Hello Zach. I'm a local investor in ABQ and also a Realtor. I'd suggest (when this pandemic ends) to get in touch with the local master mind groups and go to the meetups. You are also on the right track with just going over things with contractors or getting inspections, these can cost ~500 or more but is well worth it. I'd be willing to help you out however I can.

I have someone that may be a good candidate for this. They just have little to no down. They are probably looking for a shorter term than you though, something like 2-5 year balloon. They have a great job with good income and great credit; they are just new in their career which is why they don't qualify for bank financing. Would probably like to refi once they are eligible with banks. Interested?

So I was not in the REI realm last year when I bought my first home. Is FHA still available? What makes you ineligible for FHA?

Good morning @Marc Romero, I'm new to real estate and the site/community as well. Some tips would be to read, watch, and listen to all the educational material you can and go out and meet people. BP has a lot of great stuff like the webinars (which you can replay after you sign up for them so don't worry about missing it) and especially the podcasts. Good luck on your journey.

Does anyone do credit card churning? If so how does it affect your ability receive financing for deals? What are your ways to of being an active churner while also being active in finding deals?
