Post: Knowing if an estimate from your PM is reasonable

Howdy, I'm new to having my property managed by a Property Manager, and there's quite a bit that I still didn't learn before hiring a PM.
My PM will come to me with estimates for repairs and work that seem awfully high for the relative amount of work needed. How do you check/verify if what your PM is bringing to you is reasonable?
An example is this quote for repairing a relatively small amount of damage after my property was broken into. Thoughts?

I recently got news that my first and only rental property was broken into while we've been trying to fill it, and the fridge, stove, washer & dryer were stolen. We're filing a police report, and I was wondering due to the burglary being major appliances, should I get my insurance involved or just cover the replacements out of my rental earnings? Thanks for the advice!

I'm moving to Montgomery AL in July and will be making my first investment as a house-hack with a VA loan. Any recommendations to zip codes in the area? Any recommendations for real estate agents, local lenders, property managers and general contractors?

Thanks guys! I definitely will use the VA loan at some point to get that 4-plex and pocket the BAH to my next investment. It all depends on where the Air Force wants to put me!

@John Mann Thanks for your post! If I happen to stationed overseas for my first assignment, do you recommend I still looking for real estate deals in that country, try distance-investing, or wait until I come back state-side?

@Angie Shires I honestly do not have my finances figured out. I have saved enough money to possibly put a down payment if I find the right deal. I'm still learning how to find hard lenders, which banks to talk to and win, how to refinance, and when I can receive and use a HELOC. As to actually finding them, I'm a little lost where to take my first step.
On your other point, I definitely want to start and focus on multifamily home. To me, they appear to be the best option for cash flowing and less management in comparison to an equivalent number of single family. I am currently looking at a few options to help manage and maintain in one area that I'm looking at!

Thanks for responding JD! I currently do not. I'm only here in Biloxi, MS until the end of June.
Another note about my first milestone is that I am pushing for my next assignment to be overseas. If things work out, I'll either be located in Europe (hopefully Germany) or in the Pacific (hopefully Guam). If this happens, I need to consider buying or renting overseas and possibly making my first RE investment back as a long-distance in the states.
