@Luan Oliveira yes I have been playing around with all the tools BP offers. Still new with it all so getting myself familiar with it. I will definitely send you a message it would be great to see some real numbers and put some context to the areas you mentioned. Thanks for making me aware of those areas as I am close enough to be able to manage pretty easily but for some reason never really thought of them. Looking forward to connecting.

Luan, thanks for the reply. Similar to you I also prefer 3+ units for investment. Obviously, I have large long term goals but for the short term I am looking for cash flowing properties. When I poke around looking for property I always keep my eye out for availabilities near healthcare buildings and public transit - especially in this area because most business professionals can work remote but also may need to get into the city to the office on occasion. One of our biggest short term goals is to generate enough passive income to replace earned income so that real estate can become a full time effort. I used to think it was nearly impossible, but since finding bigger pockets I have heard enough stories to understand that it is possible. I have no problem putting in long days to turn it into reality and have even registered for a pre licensing course to get my Massachusetts realtor license. I have done countless hours of self education and have reached a point where I need to look to take action (Im trying to avoid paralysis by analysis). I understand the risk and that real estate is no guarantee but I'm also not viewing it as high risk because I trust my ability and my drive is real.

Hi everyone - first time bigger pockets forum poster here. Hope ya'll can help!

I am a new real estate investor. I currently joint own a 2-unit in Wrentham, MA with my brother and we have some start up capital that we are looking to invest into our second multi-family property. We live in the suburbs of Boston and are looking to invest in that general area. I am not sure if anyone is familiar with the area but it is pretty desirable as it is a short commute to both Boston and Providence and is a great spot to grow up with tons to do (I would know I spent my entire life here and even though I hate the cold Im willing to bet that I'm a lifer here). 

I guess my question would be what are the first steps you would take to find a property and what type of criteria would you include on a criteria list prior to finding a property (I have a family friend who is a better than good realtor for the area that agreed to put me on an alert list for anytime a property crosses her desk - she simply asked to provide her with some investment criteria).
